On November 19, 2025, the seminar “Vietnam’s Journey Toward Transit-Oriented Development (TOD): Opportunities & Challenges”, directed by the Vietnam Real Estate Association (VNREA), organized by DKRA Group, sponsored by Sai Gon High Rise, and media-supported by VTV9 – Vietnam Television Center in Ho Chi Minh City, was successfully held in Ho Chi Minh City.
The seminar affirmed that the TOD (Transit-Oriented Development) model will serve as the “backbone” of Vietnam’s urban development strategy for the 2025–2045 period. Each TOD cluster is oriented to become a satellite center that reduces pressure on the urban core, enhances the quality of life through public transportation, green spaces, and integrated amenities.
In his opening remarks, Dr. Nguyen Van Dinh – Vice President of VNREA – emphasized that 2025 will be a pivotal year as the market enters a new cycle shaped by changes in legal frameworks and planning. TOD is not only a global trend but has become an inevitable requirement for Vietnam. Effective implementation requires synchronized thinking, transparent mechanisms, and close coordination among regulatory agencies, businesses, and experts. Real estate can only develop sustainably when aligned with planning, especially when urban areas are organized following modern, smart principles centered around public transit.
Mr. Vo Huynh Tuan Kiet, Director of the Residential Project Marketing Department at CBRE Vietnam, stated that TOD will shape the urban structure of Ho Chi Minh City for the next 30 years. When residents can live farther from the center yet remain well-connected via metro systems, lifestyles that rely less on private vehicles will become increasingly common. This not only supports the formation of new growth hubs but also helps redistribute population and capital flows toward more sustainable, balanced, and efficient patterns.
